Why We Field-Frame Floors and Roofs Instead of Pre-Fab Systems

When panelizing a home, it's natural to assume pre-fab floor systems and roof trusses should come along for the ride. In our experience, field-framing the floor and roof structure alongside your panelized walls is often the better choice — for you, not just for us.

Foundations Are Rarely Perfect

Even with careful planning, foundation dimensions and elevations almost always vary slightly from the plans — sometimes by enough to matter. Unlike pre-fab floor systems, Site-built floor systems give your crew the flexibility to adjust on the spot. 

Shipping Pre-Fab Floor Systems Wastes Space and Money

Floor systems are bulky and full of open air. Trucking them to your site means paying to ship a lot of empty volume, which drives up delivery costs without adding any value to the build. Dimensional lumber for field framing stacks and ships far more efficiently, so more of your freight dollar goes toward materials, not air.

Trusses Cost You the Attic

Roof trusses are engineered with webbing that fills the attic space — which works fine in many parts of the country, but New England homeowners value that attic space, whether for storage, future living space, or just headroom. Field-framed roofs preserve it. And while truss installation seems fast on a clear day, complications like crane scheduling, weather, and bracing can just as easily slow a project down, so the supposed speed advantage isn't as reliable as it's made out to be.

Pairing panelized walls with field-framed floors and roofs gives you a structure built to fit your actual foundation, shipped efficiently, and finished with the attic space your buyers want. It's a more adaptable, more cost-effective approach from the ground up.
